In 1962, Mildred Batten Simmons, moved to Emerald Isle to enjoy saltwater fishing with her husband, Clarence. She was just being a genuine, neighborly, North Carolina gal when other friends from Winston Salem began buying homes nearby. These close friends asked her to keep the keys to their beach cottages and “just charge a little something” to other friends who might want to come enjoy the then mostly uninhabited island paradise that was Emerald Isle in the early 1960s. From this humble, friendly beginning, Emerald Isle Realty was born.
Mildred welcomed guests to beach cottages the same way you welcome friends and family to your front porch, with warmth, care, and genuine Southern hospitality. That mindset shaped everything from the beginning. The focus wasn’t on transactions, it was about building relationships, trust, and ensuring that people felt welcome from the moment they arrived.
Today, Emerald Isle Realty manages more than 700 vacation homes along the Crystal Coast and offers full-service real estate. A lot has changed since those early days, but the values our business was built on remain unchanged. As a multi-generational, family-owned company, we take pride in passing down a legacy of integrity and personal service from one generation to the next. Being in business since 1962 has taught us not only how to grow, but to do so without losing sight of what matters most.
Where It All Began

In the early 1960s, the Crystal Coast felt like a well-kept secret. Emerald Isle was just beginning to take shape, with quiet beaches, wide open shorelines, and a close-knit community of locals and a few families who knew they had found somewhere special.
The first homes were simple beach cottages, thoughtfully designed for gathering and slowing down, where families could spend meaningful time together and enjoy a short break from everyday life. What drew those early visitors to the coast are the same things that still matter today, the chance to reconnect, slow down, and create simple moments by the ocean that turn into lifelong memories.
From the very beginning, Emerald Isle Realty had a clear way of doing business that centered on treating every guest like family. That belief shaped everything that followed, becoming the foundation for vacation rentals, real estate services, and long-standing relationships built on trust, transparency, and always doing the right thing.
Principle 1: Hospitality Should Always Feel Personal
Growing from a handful of homes to hundreds wasn’t the greatest challenge, it was doing so without losing what made the business special in the first place. Personal service mattered then, and it still does now.
“Front Porch Hospitality” became our north star. It’s the idea that every interaction should feel like a helpful conversation with a neighbor, not a transaction with a company. Whether it is a welcome gesture upon arrival or a team member going the extra mile to help with a special request, that philosophy guides everything we do.
Technology has changed how guests’ book and communicate, but it has never replaced people.
Principle 2: Reputation Is Earned One Guest at a Time
Long before online reviews, word of mouth shaped everything. While feedback travels faster now, it hasn’t changed the fact that every stay matters, and every guest experience plays a role in building trust.
A strong reputation is built through consistency, accountability, and doing the right thing again and again. When care and responsibility guide decisions, trust follows naturally, and that trust is what brings families back year after year.
Principle 3: When You Take Care of Homeowners, Guests Benefit
Vacation rental management is built on trust shared between guests, homeowners, and the management team. When those relationships are strong, the experience improves for everyone involved.
Many of our homeowner relationships span decades, built on confidence that each home will be cared for with the same attention and respect as if it were our own. That trust allows for higher standards, better maintenance, and clear expectations, which directly leads to better guest experiences.
The real estate side of the business strengthens those relationships even further by supporting owners through buying, selling, and long-term planning. That stability is demonstrated through well cared for homes, consistent quality, and homeowners who are fully invested because they know their property is in good hands.
Principle 4: Know Your Community and Protect It
Being rooted in the Crystal Coast means more than just working here. It means understanding the people, respecting and protecting the land, and caring deeply about what makes the area so special.
Caring for the coast goes beyond understanding the market or sharing local tips with guests. It’s about actively giving back to the place that gives us so much. From beach cleanups and protecting sea turtles during nesting season to partnering with local non-profits that support students and coastline restoration, the focus is always on preserving what makes the Crystal Coast special.
By staying involved and invested, the goal is to ensure that these beaches, neighborhoods, and traditions are here for generations to come, and that everyone who calls the Crystal Coast home continues to benefit from a strong, cared-for community.
Principle 5: Innovate for the Future without Compromising Values
The vacation rental industry looks very different than it did decades ago. Online booking, keyless entry, reliable WiFi, and modern amenities are now expected. What guests look for today reflects a world that moves faster and relies more on convenience, comfort, and connection.
Staying ahead of changing expectations has always required thoughtful innovation, from expanding services and modernizing homes to embracing new tools that enhance the guest and homeowner experience. Through every advancement, the focus has remained the same, hospitality first, quality without compromise, and accountability in every decision.
Principle 6: Consistency Matters More Than Anything
Over the years, experience has taught us that guests are looking for responsiveness and reliability. They want to know that someone will answer the phone, listen carefully, and handle concerns with professionalism and care.
That level of consistency doesn’t happen overnight, it’s shaped through experience, strong systems, and teams who genuinely care. Our team has grown up alongside this community, and that shared history is the heartbeat of the trust we’ve built with each other and our guests.
Principle 7: People Remember How You Made Them Feel
Guests may forget small details, but they always remember how their stay felt. A well-prepared home, friendly communication, and support when plans change, is what shapes the entire experience.
Welcoming families back year after year, especially when they arrive with new generations in tow, is a reminder that this work goes beyond just managing homes. It’s about being part of family traditions, meaningful memories, and moments that matter, whether someone is reserving a beach rental for a week or purchasing a place to call their own.
What Stays the Same, What’s Changed, and What’s Next

The beach itself hasn’t changed. That feeling of open sky and salt air, the sound of crashing waves, and unhurried days still draws people back. For many families, the beach becomes a place where traditions are formed, memories are layered year after year, and each return feels both familiar and new.
What has changed are expectations. Guests research more, compare more, and expect modern comforts alongside that classic beach feeling.
Meeting those expectations means thoughtful progress without losing sight of hospitality. Looking ahead, the focus remains on welcoming new generations while continuing to serve the families who’ve trusted us for decades, all while growing responsibly and protecting the coastline we love.
