Tenant Placement
We screen every applicant thoroughly before placing them in your home. Our process includes a credit check and criminal background check, plus verification with current and past landlords and employers as needed. Before move-in, one of our team members meets with the new tenant to walk through the property together and complete a detailed move-in checklist documenting the home’s condition.
Property Marketing
Your property is listed on EmeraldIsleRealty.com and promoted through additional local channels, including area newspapers and nearby military base housing offices. Our experienced long-term rental team works with you to set a competitive rental rate and manages the timing of tenant transitions to minimize vacancy.
Ongoing Communication
You’ll hear from us regularly, not just when something needs attention. We provide updates following property inspections, feedback after showings, and ongoing communication throughout the year. Our dedicated long-term rental team is always available to answer questions, discuss concerns, and keep you informed about your property.
Maintenance
Our in-house maintenance team includes experienced carpenters, licensed electricians, licensed plumbers, HVAC professionals, appliance technicians, and pool and spa maintenance personnel. A maintenance manager helps oversee repairs and maintenance activity to maximize the value of every maintenance dollar spent. We also conduct regular property inspections whether your home is occupied or vacant.
Accounting
Owners receive monthly statements with detailed transaction records and payment via electronic fund transfer.
